Zoning historyThis parcel has always been RC5, allowing one house. In the past several years, there has been a series of Zoning Violation complaints filed on the misuse of this property for a tree-care business, firewood sales, a contractor's storage yard, grading, parking commerical vehicles, building a 2nd driveway, tracking mud and debris onto Bradshaw Rd, and just generally being messy. In October 2014, the owner was ordered to make corrections, and given until June 21, 2015 to do so. In a second hearing, forced by citiznes, a new Order gives the owner 7 days, after which the County is to enter onto the property and remove trucks and equipment. More info here. AnalysisAlthough a change to RC8 would likely have no impact on what future development could take place, this "downzoning" would send a message that the community does not like what is going on here. CommentaryWhile I would love to see this parcel zoned out of existance (see more), the fact remains that the owner will ignore the provision of any new zoning, and RC8 does not place any new restrictions on it since it is already built. Changing it to RC8 is symbolic, but is, in fact, "spot zoning", which I oppose. |
